START WITH YOUR PLANS

What does your next apartment mean to you?

Start with what you want to achieve in the UAE. We use your situation to discuss areas, costs and practical requirements before narrowing a property brief.

YOUR PERSONAL BRIEF

Make everyday life the starting point.

An apartment should work for the people living in it, as well as the budget.

  • Bedrooms, layout, storage and parking
  • Journeys to work, school and everyday essentials
  • Move-in timing and building facilities
BEFORE YOU CHOOSE

Look beyond the floor plan.

Use these criteria to compare apartments in the UAE against your brief.

01

The apartment

Compare usable space, natural light, floor level, storage, condition and parking. Advertised area alone does not explain how a home will feel.

02

The building

Review maintenance, management, common facilities and recurring charges. Ask what each charge covers and whether upcoming work is expected.

03

The location

Test the journeys that matter to you. Consider nearby services, noise, road access and the immediate surroundings of the building.

04

The purchase

Compare ready and off-plan options against your timing, payment schedule and need to inspect the actual apartment.

CHOOSE YOUR LOCATION

Choose the emirate, then the building.

An apartment search across the UAE starts with where you need to be. Compare work location, family routines and the type of community before narrowing the building shortlist.

  • Compare the same apartment size and condition across your shortlisted emirates.
  • Request ownership and transaction details for each location separately.

Foreign ownership

Dubai

Dubai permits non-resident foreign buyers to acquire freehold property in designated areas. Check the exact plot and ownership rights; emirates have different rules.

UAE Government — expatriate property ownership

Non-resident buyers

Dubai · completed-property registration

DLD lists a valid passport for non-resident individuals in its sale-registration requirements. The required developer e-NOC and other transaction documents still apply.

Sale registration

Dubai · completed-property transfer

DLD lists 2% for the seller and 2% for the buyer. Confirm the contractual allocation, extra document fees and service channel before budgeting. This is not a UAE-wide fee.

Dubai · trustee service

Taxes & regulation

Residential VAT

UAE · residential property

Residential supplies are generally exempt. The first supply of a new residential building within three years of completion is zero-rated, subject to the qualifying rules.

Federal Tax Authority — real estate VAT

Individual property income

UAE · natural persons

The natural-person real-estate investment exclusion applies when the activity is not conducted, or required to be conducted, through a licence. This is not a blanket exemption for every rental business or company. Home-country tax rules may also matter.

Federal Tax Authority — natural-person property investment

Standard corporate tax

UAE · standard regime

Under the standard regime, 0% applies to taxable income up to AED 375,000 (about USD 102,110), and 9% above it. This is taxable income, not property value; special regimes and exceptions require separate assessment.

Property-specific · calculation guide

A gross yield estimate is annual rent divided by purchase price. A net assessment should also allow for service charges, vacancy, management and maintenance. No country-wide yield or resale period is assumed here.

GOOD TO KNOW

Questions about apartments in the UAE.

Start with the practical questions that matter for your search.

What is more useful than comparing apartment prices per square metre?

Compare usable layout, condition, floor level, building quality and recurring costs alongside size. Two similarly sized apartments can serve very different needs.

Should I choose ready or off-plan?

Start with your move-in date and payment preferences. A ready apartment can be inspected in its present condition; an off-plan option needs a review of the project, contract and delivery schedule.

What should I budget for after buying?

Include building charges, maintenance, utilities and any furnishing or management you need. For a rental plan, allow for vacancy and tenant turnover as well.

How do I compare apartments across different emirates?

Use a consistent brief: household size, commute, timing and total budget. Compare the building and ongoing costs separately from the wider choice of emirate; the purchase process should be checked for each location.

How can I start looking for apartments in the UAE?

Share your intended use, approximate budget, timing and location preferences. Tell us which emirates you are considering or which locations your plans depend on. Locaro can then coordinate a focused brief with local expertise.
