Describe the purpose in one sentence
Start with a simple statement of what you want the property for. Add who will use it and whether that use might change. This gives the advisor context before discussing listings.
Put the key facts in one place
Include the destination, approximate budget, property type and timing. If a detail is uncertain, say so. A range or a shortlist of destinations is still useful when it is clear what remains open.
Name your must-haves
List the features that would rule a property in or out. Explain the reason where possible: needing a quiet workspace is more informative than simply asking for an extra room. Keep nice-to-have features separate.
Include your questions
Tell the advisor what you do not yet understand about the market or process. Ask which questions can be answered locally and which require a specialist. The brief should capture your uncertainties as well as your preferences.
Update the brief after feedback
Your priorities may become clearer after seeing options. Record what you liked, what did not work and why. A shared, updated brief helps the next selection become more relevant.
